CWS Window Installation: The Port St. Lucie Owner’s Guide

If your CWS window has failed, the installation work to replace it in Port St. Lucie typically runs between $185 and $475 per window depending on the series, glass package, and whether we’re swapping glass only or setting a full sash. We stock CWS-compatible hardware and glass on our trucks, and most single-window repairs are completed in one visit. In most homes we work on throughout St. Lucie West and Tradition, the discovery happens the same way: a window that won’t close square, a fogged pane that won’t clear, or a latch that finally gave out after years of salt air and summer humidity.

One thing to know upfront: TruePane Windows & Doors is an independent installer and repair shop. We are not affiliated with CWS, but we work on their windows every week because so many builders put them into homes across Port St. Lucie.

Which CWS Models This Applies To

CWS built windows under several series lines over the years, and the parts do not all interchange. The most common units we see in Port St. Lucie are the CWS 800 series single-hungs and the CWS 400 series horizontal sliders, but we also service their casement and fixed-picture lines. If you can find the model sticker on the inside of the frame near the top of the sash, that tells us what we need. No sticker? We pull the sash and measure the glass thickness and the balance channel profile before we order anything.

For CWS specifically, the balance system is the part that catches people off guard. The 400 series uses a coil balance, while the 800 series moved to a block-and-tackle balance, and a coil from one will not hold a sash from the other. We quote OEM parts when the window is still under an active CWS warranty, and quality aftermarket equivalents, usually from the same regional suppliers the builders used, when it is not. Either way you get the part number on paper before we install it.

We also stock compatible parts for Andersen, and Pella windows, so if you have a mixed house from different build phases, one call covers the work.

Signs Your CWS Window Installation Is Failing

  • The sash drops when you raise it. A CWS window that will not stay open has a balance that lost tension or snapped. In Port St. Lucie, the salt in the air accelerates spring corrosion, and we replace failed balances more than any other CWS part.
  • Condensation between the glass panes. The seal on the insulated glass unit has failed. Once the desiccant inside the spacer is saturated, the fog will not clear on its own, and the only fix is a new IGU or a full sash replacement.
  • The window binds or sticks in the frame. CWS frames on south-facing walls in St. Lucie County take real heat. Vinyl expands, tracks collect grit, and a window that once slid smooth starts fighting you. Sometimes it is a clean-and-adjust; sometimes the frame has shifted enough that we need to pull and reset the window.
  • The latch will not catch. This is usually wear on the keeper, not the lock itself. CWS lock hardware was not always stainless, and coastal air will pit a pot-metal keeper in under a decade.
  • You hear wind whistling around the frame. The weatherstripping has compressed or the caulk line has separated from the stucco. Port St. Lucie’s summer storms will find that gap and push water through it.

Replacement Cost & What’s Included

Here is where CWS work lands in Port St. Lucie right now:

  • Balance replacement (single window): $85-$180 installed, depending on whether it is one balance or a pair.
  • Latch and keeper replacement: $65-$120 installed.
  • Weatherstripping and re-caulk: $95-$210 installed, depending on window size and access.
  • Insulated glass unit replacement: $240-$475 installed, depending on glass size, Low-E coating, and whether it is tempered.
  • Full sash replacement: $275-$450 installed, when the frame and track are still sound but the sash itself is done.

Every price we quote is the installed price, labor and parts together, in writing before we start. You will not get a change order added at the end. The Keystone Standard applies here the same as it does on a full window replacement: we register both warranty layers in writing, state the durations, and our Done Right Promise covers the workmanship. If something is not right, we make it right. No paperwork fight.

DIY or Call Us?

You can confirm what failed without risking much: check for a model sticker, note which window sticks or drops, and look for fogged glass. That saves us time on the phone and helps us arrive with the right parts on the truck. What we would not do yourself is pull the sash on a CWS window with a failed balance. The springs in a block-and-tackle balance are under load, and releasing one without the right tool can send the sash or the spring flying. Same goes for pulling the glass unit out of a frame that has baked in the Florida sun for twenty years; the vinyl gets brittle, and a wrong pry point cracks the frame. Call us at (772) 362-3326, and we will handle it.

★★★★★

"Impact windows on the whole house. They handled the permit, the inspection, and gave me a folder with every approval number for the insurance company. My windstorm premium dropped enough to notice."

BBill T.
★★★★★

"Eleven windows replaced in two days. The crew chief, Marcus, showed me the level on every single frame before they caulked it. My wife noticed the street noise was gone before I did."

RRonald P.
★★★★★

"Our bay window had rotted at the sill and two other outfits wanted to talk us into a flat picture window instead. TruePane rebuilt the opening and matched the original look. Neighbors have knocked on the door about it."
