Signs Your CGI Window Replacement Is Failing

• Fog or condensation between the glass panes. The seal on the insulated glass unit (IGU) has failed, and Florida humidity has gotten inside. Once the seal goes, the argon or krypton gas escapes, the glass loses insulating performance, and the only real fix is replacing the IGU or the sash.
• The sash drags or binds when you open or close it. CGI roller housings wear at different rates on the coastal side of the house. The housing itself deforms from years of salt air, and the wheel stops rolling properly. Lubrication won’t save a worn housing; it needs to be swapped.
• The window won’t lock cleanly, or the lock lever feels loose. The multipoint lock mechanism inside a CGI sash relies on several hook points engaging at once. When the sash drops a few millimeters from worn rollers, those hooks miss their keepers, and the lock feels sloppy. That’s a roller or alignment issue, not just a lock handle problem.
• Water streaks or staining on the interior wall below the window. The weep holes at the bottom of the CGI frame can clog with sand, salt, and insect debris over time. Once water can’t drain, it finds another path, and that path is usually into the wall cavity. We clean the weeps and check the sill flashing when we do any replacement on a coastal home.
• Visible cracks or chips in the outer lite of an impact-rated unit. On a standard window, a chip is cosmetic. On a CGI impact unit, a chip in the outer lite means the laminated glass has already absorbed a hit, and its structural integrity may be compromised. The next impact could be the one that matters.
